Leasing Policy

LEASING POLICY

 

1. After we receive an inquiry, a leasing manager will respond to you within 48 hrs to answer any questions about the property and ask you some preliminary questions before setting up a viewing.

2. It may take up to a week for the viewing to be scheduled (some exceptions may apply). To be more efficient, we try and schedule several viewings close together, so this sometimes takes time to coordinate.

3. We require all adults who will be signing the lease to be present at the viewing.  For safety reasons, we require first and last names to verify identity. 

4. After viewing, if you decide to proceed with the leasing process, all adults who will be on the lease will need to fill out a rental application at www.geller.managebuilding.com.

5. Once we receive the completed application, you will receive an email asking you to approve a credit authorization report. The fee for this is $30/person, which is paid online.

6. We qualify applicants based on the following standards:

       a. All leaseholders must have credit score of 650 or greater

       b. Total gross income must meet or exceed three (3) times monthly rent or show verification that you have one year gross rent in savings. (Combined household income if more than one applicant)

       c. All persons over 18 must be a leaseholder

       d. Observe the maximum limitations of 2 persons per bedroom

       e. All leaseholders must have qualifying criminal background and residential history

Once approved, we will send over an electronic lease agreement to be signed by all adults on the lease. This is done through our online web portal, which is also how the security deposit and all rent payments will be paid.

7. Once the lease is signed by tenant(s) and landlord, the security deposit is to be paid online (one months rent). 

8. Once we receive the security deposit, the unit is secured and we remove the listing from the market and cancel all future showings.
